The real estate market is forever changing in some way, shape or form. Regardless of what the market is doing, most homeowners are after a premium price in a reasonable timeframe. We find ourselves in a market where we are seeing more and more offers subject to the sale of other properties, contracts falling over due to finance issues combined with buyers putting more weight on building reports and re-negotiating the deal after the fact. These potential obstacles can be overcome by dealing with a cash and unconditional buyer on auction day whilst also giving you the best chance of obtaining a premium price, in a reasonable period of time. Yes, there is no guarantee of a successful sale on auction day but there’s no guarantee of a sale at the end of a deadline either. However, if there is a cash buyer out there for your home, you will be in a far better position having gained a successful sale on auction day rather than accepting a conditional offer at the close of a deadline and then waiting nervously for it to go unconditional.
